1. What we do, and what we don’t

Bridging Loans Brisbane publishes information about bridging finance and connects people who enquire with independent finance providers who specialise in short-term property lending.

We are not the lender. We do not provide credit, arrange or assess credit applications, or give credit assistance or advice. Any loan you ultimately take out is a matter between you and the licensed provider you deal with. That provider is responsible for assessing your application, disclosing its rates, fees and terms, and giving you its own credit documentation and complaints process.

2. General information only

Everything on this website is general information. It does not take into account your objectives, financial situation or needs, and it is not credit, financial, tax or legal advice. You should obtain your own advice before acting on anything you read here.

Nothing on this site is an offer of credit or an invitation to apply for a particular credit product. Making an enquiry does not create an application, a pre-approval or any commitment to lend.

3. Rates, fees and figures

Interest rates, fees, loan-to-value ratios, timeframes and worked examples on this site are indicative ranges based on the market generally. They are not a quote, are not guaranteed, and change over time.

Any figure produced by our calculator is an estimate only, based on the assumptions shown alongside it. Your actual rate, fees and costs will be set by the provider you deal with and disclosed to you in that provider’s documentation.

4. Approval timeframes

References to 24-hour, 24 to 48-hour or same-week outcomes describe timeframes that are typical in the short-term lending market for straightforward matters where complete information is available. They are not a promise of approval, a guaranteed timeframe or a commitment that funds will be available by any particular date. Complex matters, incomplete documentation and valuation or third-party delays take longer.

5. Suitability

Bridging finance is short-term, is secured against property, and generally costs more than a standard home loan. It is not suitable for everyone. If your property does not sell within the agreed term, costs increase and in some circumstances the security property may have to be sold.

Whether a facility is appropriate for you is a decision for you and the licensed provider assessing your application, with your own professional advice as needed.

6. Testimonials and reviews

Client testimonials and review summaries on this site are genuine statements from people we have helped, published with their permission, with some details shortened for privacy. Each describes one person’s experience and is not an indication of the outcome you will receive.

7. Intellectual property and use of this site

All content on this site is owned by us or our licensors and may not be reproduced, republished or adapted for commercial purposes without written permission. You agree not to interfere with the site, attempt to gain unauthorised access, or use it for any unlawful purpose.

8. Third parties and referrals

We may receive a referral fee or commission when an enquiry we pass on results in a loan. That does not change what you pay — the provider discloses its own fees to you directly.

Links to third-party websites are provided for convenience. We do not control those sites, do not endorse their content, and are not responsible for their accuracy, privacy practices or availability.

9. Liability

To the maximum extent permitted by law, we exclude liability for any loss arising from reliance on information published on this site, or from the acts or omissions of any finance provider you are referred to. Nothing in these terms excludes, restricts or modifies any consumer guarantee, right or remedy under the Australian Consumer Law that cannot lawfully be excluded.

10. Complaints

If you are unhappy with how we have handled your enquiry or your information, contact us on 0422 026 728 or through our contact form and we will respond promptly.

Complaints about a loan, a credit assessment or a lender’s conduct should go to that provider first, using the complaints process in its own documentation. Licensed providers are required to be members of an external dispute resolution scheme.

11. Governing law

These terms are governed by the laws of Queensland, Australia, and you submit to the non-exclusive jurisdiction of the courts of that State. Property transactions described on this site assume Queensland conveyancing practice, including the standard REIQ contract, statutory cooling-off rights on residential contracts other than at auction, and transfer duty administered by the Queensland Revenue Office.
